Spread over five storeys, the townhouse – on the market via Josh Doyle and Joshua Wesoky of Compass for $16.8m – packs in 7,000 sq ft of living space. The old carriage house is now a large garage and separate entertaining space.
“A lot of times in New York, your living space is too small to invite everyone,” Wesoky attests. “But this is really a gathering place, somewhere for family and friends to be together — and always with the New York City skyline as the backdrop.”
The current owners renovated the building in 2006, maintaining the gabled carriage house façade while transforming the rest with glass and steel windows that reach from top to bottom and adding a rooftop terrace that includes a small garden. This stunner is currently on the market for $16.8 million.
The week’s runner-up, at $13,850,000, according to city records, was a fully renovated turn-of-the-last-century townhouse at 21 Perry Street, a prime tree-lined street in the heart of the West Village. Its monthly taxes are $3,653, according to the listing with Compass.

Spring in New York City is a splendid sight. Particularly on the romantic side streets of Manhattan’s West Village. And tucked between such neighborhood mainstays as the Village Vanguard and The Waverly Inn, this 19th-century townhouse is the epitome of its enchanting environs.
The Village has clearly achieved high prices over the years, but, whether or not it is still cool is a matter of opinion. “The Village, at least in the eyes of the buyers I work with, is still cool,” says Joshua Wesoky of Compass. “That doesn’t mean it’s cutting edge — it lost that a long time ago to areas like Bushwick and Williamsburg — but it still has a distinctly Bohemian flavour.”
The average price of a TriBeCa apartment rose by more than 53 percent between 2010 and 2015, to around $3.77 million from around $2.45 million, said Joshua Wesoky, an agent with Compass, using data developed by his company. New construction tends to be condos, which generally command a premium, he said, adding that large apartments also account for the high prices.
“It is in mint condition,” Mr. Wesoky said, “and one of the most unique properties to come on the market at River House in many years. It conveys the feel of a gracious and truly private home, yet provides all of the amenities and services of a top-tier cooperative.”
The duplex residence is located at River House, a co-op building in Manhattan’s east Midtown neighborhood. The tower has had many famous residents, including former U.S. Secretary of State Henry Kissinger and actress Uma Thurman. “It really has the feeling of a house,” said Joshua Wesoky of Compass, one of the listing agents.
The runner-up last week, at $18,100,000, according to city records, was a late 1830s Greek Revival townhouse at 39 West 10th Street that was sold by the composer and conductor Jonathan Sheffer. This, too, was in white-box-like condition: According to the listing on Streeteasy.com, “the home has been gutted in preparation for renovation, allowing a purchaser to fast-track construction and select all finishes and interior details.”

Compass snagged top-producing agent Joshua Wesoky from Sotheby’s International Realty, as it continues its recruiting tear.
Wesoky, a former investment banker, was a top agent in Sotheby’s Downtown office for the past three years and represented the Republic of France in its recent $13.9 million acquisition of 222 East 62nd Street.
